It is always a good idea to take a good look at your house from a buyer's perspective when you are about to put your property up for sale.   1. Overstated Improvements – It is important to take a look at your competition. How does your home compare to houses in your neighborhood? If most of the homes are single story ranch style homes, it is probably not the best idea to make your home a two story Tuscan villa. This kind of improvement will not only make you lose money, it could scare prospective buyers.
  2. Swimming Pools – Contrary to popular belief, it is rare for swimming pools to add substantial value to a home. Most often when buyers see a pool they see extra costs and safety issues, especially if they have small children. It costs a small fortune to install an in-ground pool, and it is unlikely that you could recoup your investment.
  3. Replacing Popular Features – If you are thinking of making an improvement to your home before selling, make sure you are not taking away sought after items. An example of this is turning a garage into a game room. If all the other homes in your neighborhood have a garage, that is a good indication that your home should have a garage as well.
  4. Eclectic Decor – It is always fun to decorate your home with your own personal style, but if you are someone who adores hot pink walls and zebra stripped carpet, now is not the time to express your style. It is important to keep to the traditional in design when selling your home. The goal is to get the buyers to picture themselves living in the home.

There is nothing wrong with doing a little bit of upgrading to your home when putting it on the market. Just remember if you spend a large amount of money on remodeling, there is little likelihood of recouping that investment.

This is not usually a problem, but it is important to know what it means to be working with a real estate agent in a dual agency relationship and the restrictions that will be placed on that agent.

So what is a dual real estate agency? First it is important to define “agency.” Agency shows the relationship that the buyer/seller has with their real estate agent. With that being said, it is easy to understand that a dual agency means the agent or broker is representing both buyer and seller.

For example, if a buyer does not have a buyer’s agent and wants to put an offer on a home, they can ask the listing agent to write their offer. This is dual agency. Dual agency can also take place when both seller’s and buyer’s agent work in the same real estate office or work for the same broker.

There are of course, restrictions to dual agency. Real estate agents are required to treat both buyer and seller with equality and integrity. So an agent that is in a dual agency should not give exclusive loyalty to either client, which could be expected from a committed buyer’s or seller’s agent. This means when it is time for the buyer to make an offer the agent can not disclose how much to offer and they can not advise the seller to accept one offer over another.

It can however streamline the negotiating process, meaning it could get answers faster.

So as stated earlier, there is not usually a problem with dual agency as long as you know what it means and the restrictions that are imposed on the real estate agent.

It seems every where you turn there are stories of doom and gloom for the housing industry. Is it really the end of the dream of home ownership? All this bleak news might make us think so.

For example; while most of the sub prime mortgage resets are behind us there are still two more waves of resets coming on more than $1 trillion in Alt-A and Option ARM mortgages. This could continue to drive down prices and increase inventory. The National Association of Realtors estimates there are 2.7 million delinquencies, foreclosures, and bank owned properties that have yet to reach the market. Absorption of these properties could take several years in some major markets.

Right now the absorption rate (# of months supply of houses) for the Cincinnati area is about 11 months; down from 14 months back in January of this year but still near record levels. A balanced market is around a 6 month supply; less is a sellers' market while more is a buyers' market.

College Hill prices have dropped about 30% from the highest price levels of 2005. As a comparison, prices in the Cincinnati School District have dropped about 17%. See Chart.

Our larger drop is probably due to fact that College Hill had about 160 foreclosures compared to about 1000 for the Cincinnati School District as a whole this year.

While all of this is bad, the benefits of owning a home haven't changed; mortgage interest and property tax is still deductible and gains from sale of your house are not taxed (subject to certain restrictions). Home prices are low and the mortgage rates are at their lowest level since the 1950's. Now is a good time to buy!
Many people may be worried about the increasing numbers of foreclosures pushing prices down even further. This is still a possibility but there are a lot of programs available for homeowners to prevent foreclosure. There is the Federal Homeowner Affordability and Stability Plan (HASP) and Ohio's Foreclosure Prevention Effort. More information go to www.savethedream.ohio.gov.
Of course since it is a buyers' market a lot of sellers are sitting on the sidelines. Either they don't want to sell their home in today's market or they owe more than it's worth and can't sell in the traditional manner. The first thing to do if you are even thinking of selling is to get a good comparative market analysis of your house from your realtor. And remember; if you're selling a home to buy a new one, since prices are low you'll likely get a good price on that new abode.

A lot of the news about the housing market is depressing but does it mark the end of a dream? That depends on the definition of your dream. If the dream is to own property that appreciates by 30 percent a year turning a house into an ATM machine then that dream is probably over. But if the dream is focused on what matters most; family, friends, community, and finding a home that's right for you, then that dream is still alive!

Carlisle Halloween Parade 2010

Mechanicsburg, PA (Grassroots Newswire) October 19, 2010 -- We participated in the 2010 Carlisle Halloween Parade. The week prior to the parade was a busy one. We cut-out a cardboard house, painted windows, and attached a roof. We used baled hay for seating on the float and to bring out the autumn d├ęcor. Once the float was ready we made the key and the sale contract costumes out of cardboard also. The float was pulled into the parade line-up. Minor repairs were made before starting. At approximately 7:20 pm, we were rolling on. Barbara Woods and Kathleen Forney rides on the float as Realtor and Buyer. Dennis Fortney was the banker, Brenda Rhodes was the lawyer, Vicki Rankine was the sale contract, and Jeanne Bear was the giant key. They walked along side and behind giving out lots of candy to the little ones watching. All the children loved the big key, it was definitely a “key” character in our group. How does a Mount Pleasant beauty and an Olympic gold medalist become husband and wife? First, the beauty's father asks the Olympic archer to go hunting. A romance quickly ensued between Maria Collora and Rod White, and 11 months later the two were married.

White grew up hunting the woodlands near his hometown of Hermitage, Pa., northwest of Pittsburgh. He went on to get a team gold medal in archery in the 1996 Atlanta games. He also earned a team bronze in the 2000 Olympic games in Sydney, Australia.

He spent a semester at Western Illinois University in Macomb, and it was during that period he was invited by Mount Pleasant native Sam Collora to go hunting. That's when Maria and Rod met, and three children later they have been married 11 years.

Together, the Whites operate vastly different real estate firms from a Mount Pleasant office at 215 W. Washington St.

Rod started LandAndGame.com three years ago, which focuses on selling farm land and woodland property largely for those interested in hunting deer. Maria, who got her real estate license two years ago, concentrates on selling homes and country acreages under the Exit Land and Home Realty franchise.

"We have more clients from a hunting aspect," Rod said.

"Some people want to do their own deer stands," said Rod.

He's got a Cedar Rapids client who simply wants some timberland where he won't be bothered.

Other people buy land from the company as an investment.

"A lot of people are diversifying their portfolios," he said. Farm ground is selling at a premium price, and woodland is selling anywhere from $1,000 to $3,000.

Rod's company recently completed a $9 million sale of a 3,400-acre farm spread in Decatur County. But the firm also will sell 20- and 40-acre plots.

The best-selling period occurs between January and May, with July also being a good month. Much of December is used to scout quality farms to sell in the coming year.

Plus, when hunting season rolls around in the fall, Rod wants to spend more time out in nature rather than selling real estate.

Finding the right acreage or home

Maria White's real estate business has a traditional side in selling homes in the city limits, plus an uncoventional side.

"A lot of people want country acreages," Maria said of a speciality of her Exit Land and Home Realty franchise. "Let us do the leg work for you."

Before answering this question, determine what you intend to accomplish by refinancing:

• Reduce your monthly payments?
Low interest rates, as well as a longer payback period, achieves this goal.
You will have more money monthly to spend on goods and services.

• Switch from adjustable to FRM financing?
A fixed interest rate provides long-term stability for home ownership.
This is best done when interest rates are low.

• Cash out your equity?
Consolidate debt to reduce interest charges and payments.

• Fund home improvements?
Add a pool, redecorate or make energy efficiency improvements.

After determining what you want out of a refinance, consider whether a refinance of your existing mortgage is a wise move. Periods of low interest rates are ideal for most refinancing situations. However, refinancing just because rates are lower than the rate on your existing mortgage is not always in your best short-term financial interest. Consider avoiding refinancing when:
