Activate Your Prey Drive, Achieve Freakish Level of Success – Coach Micheal Burt

Nashville, Tenn. (Grassroots Newswire) July 7, 2023 --When nationally respected business coach, former championship women’s basketball coach and author of 17 books, Micheal Burt, spoke at the EXIT Southeast Rally about activating your prey drive, he spoke from the experience of someone waking up with anxiety, conquering the feeling, and moving toward a mindset of success and shared ways to do so.

Daily, Burt says he wakes with anxiety in the morning because he grew up without.  “I have to get myself into a positive state and I refuse to go to the sewer mentality. I like to listen to something to motivate me.  Try positive uplifting music to engage your mind.  Ultimately, go to bed tired. Wake up hungry.  The cycle goes to zero every night and you begin again!”

Confidence is the memory of success, he explained.  “Success is an internal knowing that you know how to win. One negative thought can activate fear, worry, anxiety and it produces a stress in the body leading to low or negative performance. I call that the sewer cycle and going to negative town,” Burt said.

Activating your prey drive is key to staying out of negative town and Burt says the four ways to do this are activating your body, mind, spirit and heart. 

Additional tips to activate your prey drive include:

1.  Activate your prey drive daily – go to bed tired, wake up hungry! 

2.  Be persistent to the drive. The average person buys four to seven homes in a lifetime.  Each satisfied person you help get to another place, in turn, the satisfied person should give you five to seven referrals in a lifetime.  Get the seven deals and the referrals off the original deal.  Engage with people after you put them in a home. 

3.Have intensity with your drive.  Set a target every day. Waking up at zero every day. Break down your goals daily.  Figure out what is a high value of your time to get to your goal.  Intensity is a game. You have a game to play with competitors which makes it fun. It is a necessary part to get where you are going. The ability of getting up and going to get it is the exciting part. 

"Ultimately, follow up seven to 15 times on each lead,“ said Burt.  “You have to go the distance with potential clients. Persistence is the willing to do things you don’t want to do to have something you want. Passion means to suffer for something to have something else.”

The Humphries are about to celebrate 20 years of marriage and began in real estate over 15 years ago after taking the huge risk and coming to America to start a business. After arriving, they saw the potential of launching a real estate business and accepted the challenge. For Deirdre, originally from Manhattan, New York, the culture is important.

The Humphries appreciate knowing they have immediate regional support if they need it which is an important part of EXIT culture.

It is good to hear other people’s stories, and, every time you find a new challenge, someone else has faced it. It’s great getting that support from other owners and agents,” Steve says. “The Rally is important because agents feel like they are part of something bigger and it lets them see other successful people, make connections and gain referral sources. With Steve’s 24 years of military service in England as well as serving as Buckingham Palace’s Transport Operations manager, this commitment to service and understanding the importance of support has served their agents and community well. The motto at Buckingham Palace, straight from The Queen was “service before self.” Steve believes that “Example” is the only true form of leadership.

Steve explains, “in the military, we take care of our people regardless of the situation, the many obstacles and competition.”

Deirdre has had that same experience flying with TWA for 26 years.” They know that every agent is different and has different needs, Steve likes to refer to his Army Leadership training where Maslow’s Hierarchy of Needs was taught. DISC works well up to a point, you can really better help agents achieve more when you understand where they are on the Maslow scale,” Deirdre said.

This untypical background serves their franchise well.

“We have an international background and a very diverse office where multiple languages are spoken helping us serve international clients and people within our community. Ultimately, we care about people and it shows,” Deirdre explains.

It’s important to treat your job as a Realtor as a business says Deirdre.

“Don’t come in and sit with your hand out. Learn the ropes, work the phones, build your sphere of influence. Don’t be shy and don’t be a secret agent. Put something on your car, wear your nametag, talk to people in line at the supermarket,” Deirdre advises. “It’s not as easy as you might think but once you treat it as your own business, there is no limit to success. You have to be an entrepreneur.”

Steve agrees and says you have to work hard, be consistent, and prime the pump. Real Estate is a contact sport and very competitive, meet the challenges head on use the competition to make you stronger.

“When you compare real estate to starting in other businesses, it can be a low entry cost with fast returns. However, it is important to look at it in the long-term and have the mind set and strategy of running your own business. And, with EXIT, there are a lot of tools that go along with it to support you, from technology and branding to training,” Steve explains.

The Humphries consider themselves relationship creators who have seen agents leave and come back again. Now, two of their agents are about to start their own office which is a testament to what the couple is growing within the Davenport, Kissimmee, Clermont, Haines City areas.

Their advice includes to beware of organizations that want to take 6 to 8% off the top before anything happens. Make your franchise selection carefully.


“With starting any franchise, select good people, not just numbers, quality over quantity and watch your budget. I found when we first started EXIT, everyone was trying to sell us something and it’s easy to buy into every shiny thing. Be cautious and understand the tools and support EXIT offers. Also, leverage and meet other franchise owners, brokers and people in the area. EXIT is a dynamic but very supportive community in helping one another we all win,” Steve said. “Most Realtors are salespeople so have faith in your abilities but keep an eye on the bottom line.”

Appalachian Trail Climb Supports St. Jude Children’s Research Hospital

EXIT Southeast Weekend Climb for the Kids Hits 50K Goal

Nashville, Tenn. (Grassroots Newswire) October 17, 2022 ---Climb for Kids on the Appalachian Trail was recently completed by EXIT Southeast volunteers from five states in conjunction with The Home Loan Expert Ryan Kelley and the nonprofit, Keep Climbing Foundation, with100% of the donations benefitting St. Jude Children’s Research Hospital and the fight against childhood cancers.

Kelley has been climbing mountains all over the world with the Keep Climbing Foundation fulfilling its mission to serve others. Beginning the climb in Cosby, Tennessee, EXIT Southeast volunteers from Florida, Georgia, Kentucky, Tennessee and Texas, as well as volunteers from Wisconsin and Canada with EXIT Realty Corp. International, summitted multiple peaks including Tennessee’s highest, Clingman’s Dome, said EXIT Southeast Regional Owner Kenny Lynn.

"We have great respect for the work of St. Jude and the impressive volunteers of Keep Climbing Foundation. With Ryan Kelley marshalling our real estate brokers, owners, agents and staff, it was a great weekend for a very worthy cause,” Lynn said.

Keep Climbing Foundation partners with companies conducting climbs all over the world said Kelley.

EXIT Southeast Regional Owner Stacy Strobl said the fundraising effort was especially important to her after a recent cancer challenge.

“After living in Memphis and volunteering at St. Jude, I saw first-hand the great work they do. Located in our EXIT Southeast region, this was a great way to support children in need from across the United States.  After I recently faced a cancer challenge, supporting kids going through this difficult time hit home for me and I’m so proud of our EXIT Southeast volunteers,” said Strobl.

The EXIT Southeast climbers faced residual weather from Hurricane Ian making the hike more challenging in the wind and rain.  Strobl said the team began the three-day hike, finished safely, and raised over $50,000 for a worthy cause.

A Great Smoky Mountains National Park guide company, A Walk in the Woods, provided a full-service guided trip through the Appalachian Mountains. All the participants leaned on the guide team’s expertise as they hiked in the rainy and cold conditions. A physically demanding hike, Erika Gileo, chief operating officer of EXIT Realty Corp. International, said the ultimate goal was most important.

“I made it up to the top and it was a little harder than I expected,” Gileo said. “I love being in nature. But, more than anything, it’s for the kids to help those struggling and sick and to support St. Jude.”  

Climb for the Kids was started in 2015 by Kelley to bring attention to the lack of adequate federal funding for childhood cancer research.

St. Jude will receive 100% of donations from this event to continue their world-class pediatric cancer research. Treatments invented at St. Jude have helped push overall childhood cancer survival rate from 20% to more than 80% since it opened in 1962. Climbers were proud to face the long uphill trails, the rain, the wind, and the cold for kids battling cancer at St Jude.

Climb for Kids on the Appalachian Trail was recently completed by EXIT Southeast volunteers from five states in conjunction with The Home Loan Expert Ryan Kelley and the nonprofit, Keep Climbing Foundation, with100% of the donations benefitting St. Jude Children’s Research Hospital and the fight against childhood cancers.

Kelley has been climbing mountains all over the world with the Keep Climbing Foundation fulfilling its mission to serve others. Beginning the climb in Cosby, Tennessee, EXIT Southeast volunteers from Florida, Georgia, Kentucky, Tennessee and Texas, as well as volunteers from Wisconsin and Canada with EXIT Realty Corp. International, summitted multiple peaks including Tennessee’s highest, Clingman’s Dome, said EXIT Southeast Regional Owner Kenny Lynn.

Keep Climbing Foundation partners with companies conducting climbs all over the world said Kelley. “As a foundation, we look to partner with companies that meet our high standards. EXIT Southeast went beyond those expectations. They were engaged from the start, exceeded their $50,000 fundraising goal and showed up to the Smoky Mountains ready to put in the work. We couldn't be happier. This will go down as one of our best fundraising campaigns of the year,” Kelley said.

EXIT Southeast Regional Owner Stacy Strobl said the fundraising effort was especially important to her after a recent cancer challenge.

“After living in Memphis and volunteering at St. Jude, I saw first-hand the great work they do. Located in our EXIT Southeast region, this was a great way to support children in need from across the United States.  After I recently faced a cancer challenge, supporting kids going through this difficult time hit home for me and I’m so proud of our EXIT Southeast volunteers,” said Strobl.

The EXIT Southeast climbers faced residual weather from Hurricane Ian making the hike more challenging in the wind and rain.  Strobl said the team began the three-day hike, finished safely, and raised over $50,000 for a worthy cause.

A Great Smoky Mountains National Park guide company, A Walk in the Woods, provided a full-service guided trip through the Appalachian Mountains. All the participants leaned on the guide team’s expertise as they hiked in the rainy and cold conditions. A physically demanding hike, Erika Gileo, chief operating officer of EXIT Realty Corp. International, said the ultimate goal was most important.

“I made it up to the top and it was a little harder than I expected,” Gileo said. “I love being in nature. But, more than anything, it’s for the kids to help those struggling and sick and to support St. Jude.”  

Climb for the Kids was started in 2015 by Kelley to bring attention to the lack of adequate federal funding for childhood cancer research.

St. Jude will receive 100% of donations from this event to continue their world-class pediatric cancer research. Treatments invented at St. Jude have helped push overall childhood cancer survival rate from 20% to more than 80% since it opened in 1962. Climbers were proud to face the long uphill trails, the rain, the wind, and the cold for kids battling cancer at St Jude.

“We’d actually researched and looked at several franchise operations, and, at the last minute, agreed to a meeting. We’d heard of EXIT because we saw big ads in the Florida Realtor’s magazine and billboards. Bill Nasby and Erika Gileo came to meet with us in my living room. My mom, she was the powerhouse, and couldn’t get past the name EXIT at first.  But, as soon as we heard the EXIT concept, there was no looking back because there was nothing like it. Still isn’t.  We were sold before they ever left house,” Wade said. 

In early days, it was tough explains Jim but once you know, you know.

“Our Wade family name was well known. But EXIT wasn’t.  We had spent many years at Remax and they were snickering when we left but they aren’t any more. Top producers get it.  And, once you get it, you get it,” he said. 

The 25th anniversary celebration means a lot to the EXIT Realty Leaders team and Wade personally.

“For me, celebrating 25 years is a sense of pride.  Through all of the up and down markets, many have gone away. This anniversary really speaks well of the upper management and leadership who have been there for years, sticking with it and doing well,” Wade said.  “Steve Morris’s passion in the early days continues and you can’t help but share his passion.”

Everyday Safety Tips For Realtors - September National Realtor Safety Month

-- Safety, health and well-being should be a priority for the real estate community and National Realtor Safety Month in September is the perfect time to evaluate protocols when working with potential clients and the public.

One of the most important things you can do as leader is create a safety plan for interacting with the public.  

“We strongly encourage our agents, brokers and franchise owners to reinforce safety at weekly and monthly meetings,” said EXIT Southeast Regional Owner Stacy Strobl.  “It is a good idea to cover this regularly but with new topics, information and guest speakers.  We sometimes get busy in the daily minutia and forget to make personal safety and getting home to your loved ones a top priority.” 

One of the biggest safety resources is the cell phone.  Be sure it is fully charged, bring a charger, share your location and contemplate creating a group “find my iPhone” thread in the event of an emergency with your close contacts. Also, have emergency numbers programmed into your phone for quick activation. 

Be aware of the neighborhood in which the open house is taking place looking for anything out of the ordinary. Park on the road so your car won’t be blocked in. Be friendly with the neighbors upon arrival and departure.  Limit the ways in which someone enters the home by keeping the garage and back doors locked. 

Be sure you tell your clients to put away any personal information, especially mail, during an open house and lock up all valuables, prescription drugs and electronic devices which could be easily taken.

Also, at the end of the open house, don’t assume everyone has left. Check the premises and backyard before locking the doors.  Always have a buddy system for an open house so a friend, colleague or relative will know what is going on.  Never take this for granted. 

Staying alert to your surroundings is also a hard tip to remember because the cell phone has become an extension of our hands these days as you can see from so many photos – work and play! 

When entering a building for a meeting, or exiting, be sure you are more aware of your surroundings rather than staying up-to-date on social media, texts or emails. One of the top things a criminal is looking for is the person distracted or disengaged with their surroundings.  

Social media usage has definitely impacted safety as well.  Be cautious when sharing your travel plan or day-to-day activities.  Be cautious about what you share and the privacy settings for your social media. 

Are you making your online accounts easy for hackers?  Be sure to vary passwords, don’t keep them on your phone and incorporate symbols and numbers for complexity while always using more than six characters. 

The car is the mobile office these days.  Keep it well-maintained for your safety and it will help extend the life of the vehicle.  Never allow your gas gauge to hover on empty and keep an emergency kit on hand and up-to-date with water, blankets, jumper cables, snack and a first-aid kit. 

Answering a text while driving makes you 23 more times likely to have an accident according to the NAR.  Turn off your alerts and text after you park.  Make this a habit. 

Use your office address for your business emails and never share your home address.  Also, it is a good idea to have a work email and a personal email. 

The real estate market is very hectic throughout the Southeast but you must get to know a client before traveling with them and showing properties.  Make sure they know you have a safety system in place and never be shy to let them know you have a buddy system with your colleague, broker or loved one.  

And, always, always trust your gut and instincts and leave a situation if you feel uncomfortable.

Announces Five Year EXIT Renewal

Gainesville, FL (Grassroots Newswire) August 12, 2021 --The question how may we produce for you is something EXIT Realty Producers franchise owners Debra and Terry Martin-Back say drives the passion they have for helping their agents and clients!

This question means different things to the duo as they prioritize serving their clients, supporting their agents and helping their real estate investors save and make money. Working with over a dozen agents and managing 150 doors, the couple who will be celebrating 39 years of marriage have seen a lot of ups and downs in the real estate market.

Based in Gainesville, Florida, Debra originally had a small independent office and wanted to grow the property management division. Approached by an EXIT broker, she ended up merging their business with Debra later becoming the sole owner in 2008, and, anticipating the downturn, grew from five to 50 doors that year. However, EXIT being agent centric is what really attracted Debra. 

“My original real estate training was not learning how to do real estate but how to stay out of trouble.  I received no training with the previous brokerage. EXIT offers training and support to get started.  I feel like agents need to know what they are doing because you are representing a person’s biggest investment in life,” Debra said. 

Terry was a successful general contractor and house flipper.  He joined Debra in 2012 to help maintain the properties they manage. He brought to the partnership important experience previously serving on the code enforcement board for four years.  “I know how to help keep property owners and managers abreast of what is going on to avoid code violations or if they exist, to protect the agent, owners and tenants. 

On June 18, the duo renewed for additional five years as an EXIT franchise owner.  Terry says, focusing on the EXIT Five Pillars is a big part of their operation. 

“We focus constantly on training and reinforcing the five pillars of training, branding, technology, culture and finances while teaching our agents how to use the tools. We also show our customer how these tools benefit them whether they are buying, selling or renting properties,” Terry said. 

Ultimately, the reason they renewed is they like what EXIT offers and appreciate the support they get from corporate to Regional Owners Kenny Lynn and Stacy Strobl.

“Everyone is so personable from Steve Morris and Tami Bonnell to Angel Tucker and Annette Anthony.  No one seems unreachable or unapproachable.  Also, Stacy just calls to check in.  These personal relationships mean a lot and they have been very supportive of our charities,” said Debra.  

We work hard, play hard and rest hard the duo says. “I think staying in our own lanes, staying focused and enjoying what we do is the secret to our success,” says Debra. “We are also involved and always look for ways to help and improve ourselves.  We teach agents if you use the EXIT resources, you are improving yourself, and, this is something we do constantly to help ourselves and our agents so we are cutting edge.”  

The advice they give their agents to be successful is to find a niche and work it. Terry says to focus on what you do best.

“Definitely avoid the hype that is constantly bombarding you from paying for lead generation to new technology because EXIT has already been offering that for years.  So, take advantage of the technology and definitely stay in your lane. Work hard at what you do best,” Terry said. 

When explaining to potential agents the benefit of EXIT’s unique single-level residual system, the Martin-Backs say it helped them during the hard times when the market changed and literally put food on the table.  Residuals are also paying for their hobbies from new bicycles to cruises!

Honestly, if you focus on sales you aren’t going to make it says Terry.  “We teach our agents to have more than one stream of income from property management, real estate investment and create diverse businesses. One of our agents has a side cleaning business as well as having residuals.  It creates multiple streams of incomes,” he said.

The Martin-Backs lead by example when they tell their agents to give back to their community. Terry served for 12 years of active service with the Army as well as eight years in the National Guard and Reserve.  This drives their desire to support local charities which help veterans.

“We’ve raised thousands of dollars for local charities and most recently raised $5,000 through a bike-a-thon helping Soldiers Freedom Outdoors which is an all-volunteer non-profit where 100% helps veterans with PTSD,” said Terry. “In 2017, the suicide rate for veterans was 1.5 times the rate for non-veteran adults and was around 16.8 suicides a day.  This organization supports veterans mental health and means a lot to us.  We’re also very proud that through the Spirit of EXIT this was matched for a total of $10,000 donated.  Tami Bonnell, who is also the mother of a veteran, understands this well.  This really makes us proud to be part of the EXIT family.”

Debra has also been a commissioner for the Alachua County Housing Authority for the past eight years and Terry served for four years on the Alachua County Veterans Advisory Board. 

“We live in a beautiful community and it’s all about the effort you put into it to keep it that way,” says Terry. 

In the past two years, the couple have started bike riding for health even participating in races with Terry doing a triathlon and a duathelon and of course their bike fund raisers. 

“Being active helps us stay together, going down the same path, with the same vision, while staying in our lane and helping produce for ourselves and others,” the couple explain.
