10 Inexpensive Ways to Upgrade your Home
La Verne, Ca (Grassroots Newswire) 2/5/2010 -- Exit Realty Foothills is gearing up for the Spring selling season. This Spring should be a busy season with the 1st time homebuyer tax extension. Sellers should start to feel a little more relief as the season approaches. In order to prepare, the U.S. News has created a top ten list to help sellers attract the best qualified buyers. Exit Realty Foothills would like to pass the list on to the sellers in Southern California.
1. Touch up the outside front
It is amazing what a little paint can do for the curb appeal. Even though this does not seem like the most important update to a home, it can make or break a buyers decision. So many buyers will not even look at a house if they do not like the front shell. It does not matter how beautiful the kitchen or master bedroom updates are. Unfortunately in home buying, people do “judge the book by the cover.” The good news is this update is relatively inexpensive.
2. Keep up with the greenery
This is an extension of the first tip. It is important to make sure the home is inviting and if the lawn and trees are overgrown or dead it will detract from the overall curb appeal of the home.
3. Paint the inside
Picking a bright neutral color is important, but not as important as ensuring the paint looks clean and fresh. It will reflect that the home is well taken care of.
4. The Floors
This does not mean replace the existing floors. If the property has carpet, get the carpets cleaned. If there are hardwood floors, have them buffed.
5. Make major repairs
Since the guideline for loans are requiring more money down for buyers, they are less likely to have money left over after the purchase of the home. Any kind of repairs that are imperative should be fixed by the seller. If uncertain of any necessary repairs, getting a home inspection should turn up any pertinent maintenance.
6. Provide a Home Warranty
This gives buyers more certainty that if the appliances were to break down they will not have to pay for a new one.
7. Energy - efficient and water conservation improvements
If making improvements, it is important to make efficient improvements. Making improvements like new windows or drip line irrigation is cost efficient and makes a home more sellable.
8. New light fixtures
This brings us back to presentation. If there is an old light fixture or one that is broken, replace it. It gives the impression that the overall house is well maintained.
9. New Stove
Most of the time freshening up a kitchen means redoing the cabinets and counters, but just getting a new stove will do the trick. In most cases this replacement is fairly inexpensive. It is surprising how well people respond to new appliances in the kitchen.
10. Clean up the Bathrooms
This does not mean redo the bathroom, just make sure it is clean: ie, all the fixtures are clean with no mildew. If it is necessary to replace the old caulking in the shower and bathtub, do it.
