4 Upgrades Not Worth the Time or Money

It is always a good idea to take a good look at your house from a buyer's perspective when you are about to put your property up for sale. Making sure your home has great curb appeal or upgrading the kitchen or bathrooms is definitely something to consider. The question, however, is how much is too much? According to Investopedia.com there are four upgrade that are not worth your time and money.

  1. Overstated Improvements – It is important to take a look at your competition. How does your home compare to houses in your neighborhood? If most of the homes are single story ranch style homes, it is probably not the best idea to make your home a two story Tuscan villa. This kind of improvement will not only make you lose money, it could scare prospective buyers.
  2. Swimming Pools – Contrary to popular belief, it is rare for swimming pools to add substantial value to a home. Most often when buyers see a pool they see extra costs and safety issues, especially if they have small children. It costs a small fortune to install an in-ground pool, and it is unlikely that you could recoup your investment.
  3. Replacing Popular Features – If you are thinking of making an improvement to your home before selling, make sure you are not taking away sought after items. An example of this is turning a garage into a game room. If all the other homes in your neighborhood have a garage, that is a good indication that your home should have a garage as well.
  4. Eclectic Decor – It is always fun to decorate your home with your own personal style, but if you are someone who adores hot pink walls and zebra stripped carpet, now is not the time to express your style. It is important to keep to the traditional in design when selling your home. The goal is to get the buyers to picture themselves living in the home.

There is nothing wrong with doing a little bit of upgrading to your home when putting it on the market. Just remember if you spend a large amount of money on remodeling, there is little likelihood of recouping that investment.
