EXIT Realty Leaders’ Owner Jim Wade Shares Secrets To Success

With offices located in Crystal River and Beverly Hills, Florida, Wade first began with EXIT as a family operation which included his mom, dad and two brothers over two decades ago.

“We’d actually researched and looked at several franchise operations, and, at the last minute, agreed to a meeting. We’d heard of EXIT because we saw big ads in the Florida Realtor’s magazine and billboards. Bill Nasby and Erika Gileo came to meet with us in my living room. My mom, she was the powerhouse, and couldn’t get past the name EXIT at first.  But, as soon as we heard the EXIT concept, there was no looking back because there was nothing like it. Still isn’t.  We were sold before they ever left house,” Wade said. 

In early days, it was tough explains Jim but once you know, you know.

“Our Wade family name was well known. But EXIT wasn’t.  We had spent many years at Remax and they were snickering when we left but they aren’t any more. Top producers get it.  And, once you get it, you get it,” he said. 

The 25th anniversary celebration means a lot to the EXIT Realty Leaders team and Wade personally.

“For me, celebrating 25 years is a sense of pride.  Through all of the up and down markets, many have gone away. This anniversary really speaks well of the upper management and leadership who have been there for years, sticking with it and doing well,” Wade said.  “Steve Morris’s passion in the early days continues and you can’t help but share his passion.” 

Wade also sees this passion in EXIT Southeast Regional Owners Kenny Lynn and Stacy Strobl too. “Stacy and Kenny have brought so much energy and excitement to the region.  Their vision and drive are contagious for brokers and agent alike,” Wade shared.

“We’ve always aspired to being leaders in the industry and community. When someone works with us, we want them to see our level of service and commitment and we like to call this Wow Service.  We have a closing coordinator who helps provide service above and beyond for clients so agents can focus on being in the field and sales while we focus on helping people through the process,” Wade said. “This is one way we go above and beyond our competitors.  We’ve also shown leadership by being one of the first in the country to go paperless. We have always been leaders in branding and we specialize in teaching and training agents with all of this reflecting EXIT’s 5 Pillars of Success philosophy.”

It’s always resulted in other companies going after our agents because they know they will be trained, he says. Hard work and providing his agents a great foundation has been one of the reasons for EXIT Realty Leaders success. 

“Definitely, it is hard work and there is no magic pill. We followed what EXIT told us to do and you just have to carry it out.  It’s not an easy job and when I think back over the past 21 years, there was a lot of blood, sweat and tears.  My biggest advice is definitely work the 5 Pillars of Success.  If you aren’t doing it, you aren’t winning,” Wade said. 

For agents, his best tips include show up!  “You have to be there, show up, return calls and emails immediately and make yourself available.  If you are a new agent or opening up your own store, get out there and work it.  You can’t be a secret agent.  It is fascinating to me to see an agent struggle at another company and then be successful with us.  We have several great examples of this when agents get the concept, run with it and are successful,” Wade said. 

Ultimately, this hard work pays off.  EXIT Realty Leaders have been voted Best of the Best for the Citrus County Chronicle for the past ten years in a row. 

“I think this honor makes a great statement on how we are perceived by the county. We’re there for them, helping with their needs and we must be doing something right,” Wade said.

The real estate market is invigorating, and it is still exciting getting up every day says Wade with so many people moving to Florida daily. 

“I’m motivated by success. While I appreciate the trophies and accolades, I’m here to make a living and help people. We aren’t a discount brokerage and ultimately, we get paid by the amount of service you provide and this is how you are awarded,” Wade said. “We’re a small community that is growing and we want to be a huge part of that growth.”
