Milledgeville Real Estate Market Overview

-- According to the GAMLS, home sales in the Milledgeville market were down last month. 
 
"What this means for home sellers is there is tremendous opportunity to sell their home quickly and for top dollar," said Aaron Dwyer, Associate Broker and Franchise Owner of EXIT Realty Lake Country.  "And for homebuyers it is more important than ever to have a team of professionals representing your interests, and by all means, have patience."
 
According to GAMLS, Milledgeville homes sales were down from 28 in December of last year to 21 in January of this year. This is fairly typical market behavior, as people wind down during the holidays and get started in the new year. The average sales price of the homes sold decreased from $213,502 in December to $183,869 after the new year. On average, homes in January stayed on the market for 95 days as compared to the previous month being on the market for less than half of that time, at 45 days. In January 2020, GAMLS reported there were only 17 homes sold, a 25% decrease, with an average sales price of $273,841, nearly 33% higher year over year. In January 2020, sold homes stayed on the market for an average of 114 days in comparison.

According to the National Association of Realtors, home buyers decreased their search time from 10 weeks in 2019 to 8 weeks in 2020, looking at a median of 9 homes. While the average home sales price in 2020 was lower than it was over the same time frame last year, it is safe to say that optimism surrounding the real estate market was much higher pre-COVID 19 than it is presently in most markets. Listing inventory is at record lows in most locales, and Milledgeville is no exception. We expect the number of sales and home prices to rise as the weather gets warmer, but locating available inventory to appeal to Milledgeville home buyers may be challenging in 2021.

Dwyer and his partner, Wayne Holloway, said it is an exciting investment in the community at a time when the home market in Hopkinsville is seeing incredible growth.
