Milestone Marks Progress Toward State Appraiser Licensure

The Appraisal Institute (AI) is the leading professional association for real estate appraisers, known for advancing rigorous standards in property valuation.

Completion of the Appraisal Institute’s 75-Hour Core Curriculum is a prerequisite educational milestone and does not, by itself, confer licensure. Licensure is granted by individual states based on qualifying education, supervised experience, and examination.


Why This Milestone Matters

The appraisal profession faces an aging workforce and limited new entrants:

  • As of December 2022, the U.S. had about 70,000 licensed or certified real estate appraisers holding 93,665 active licenses.

  • By 2025, registry data shows a net decline to approximately 66,715 active appraisers holding 91,290 licenses.

  • 66% of appraisers are age 50 or older, and just 8.8% have fewer than five years’ experience.

  • Women remain underrepresented, comprising only 26.9% of the profession.

The U.S. Bureau of Labor Statistics projects roughly 6,300 openings per year for property appraisers and assessors from 2024–2034, many due to retirements.
