EXIT Realty Foothills Reports on First Quarter Existing-home Sales

Existing-home Sales Rise in Most States in First Quarter

La Verne, CA (Grassroots Newswire) 5/12/2011 --The National Association of Realtors reported that the existing home sales rose 8.3% (5.14 million units) in the first quarter. It was an increase from the fourth quarter which sold 4.75 million units. It was, however, a slight decrease from the first quarter of 2010 which sold 5.18 million units. There was a first time homebuyer tax credit in place during the first quarter of 2010.

The median sale price was down 4.6 percent from last year as well. Distressed homes made up 39% of the sales in the first quarter and they were discounted about 20 percent, up 36% from a year ago.

Investors made up 21% of the transactions for the first quarter, up 18% from a year ago. And of course due to the tax refund no longer being applicable only 32% of the homes purchased were bought by first time homebuyers. This is down 42% from last year.

In the western states, including California, existing-home sales rose 13.5% in the first quarter, which is 2.1% over last year. The median existing single-family home price declined 4.7% to $197,400.

FHA and Fannie Mae to Offer New Home Energy Improvement Loans

La Verne,CA (Grassroots Newswire) 5/10/2011 --According to Kenneth R Harney from the Washington Post both the Federal Housing Administration (FHA) and Fannie Mae (mortgage investor) just released a new mortgage program that could help you retrofit your home to be more “green.”

This very little known loan program termed the PowerSaver Program will allow home owners to receive up to $25,000 at a fixed rate between 5% and 7% for as long as 20 years. The improvements this loan is permitted to finance are high-efficiency windows and doors, heating and ventilating systems, solar panels, geothermal systems, insulation and duct sealing, and various other upgrades.

There are some pros and cons about the program including the fact that it is only a pilot program, but they still are looking to fund about 30,000 of the PowerSaver loans in the next two years and plan to make it a major national program in order to promote home owners to be conscious of saving energy, cut their energy bills and reduce greenhouse emissions.
There are a few requirements in order to qualify for the loan. The loan will recommend a energy audit; the home must be a single family owner - occupied home; FICO scores must be at least 660; houses with negative equity will not qualify.
There are 18 lenders around the country are able to provide the PowerSaver loan including Quicken loans and Sun West Mortgage.

What to Expect on a Home Inspection

La Verne, CA (Grassroots Newswire) 5/5/2011 --When buying a home in California, you can’t even get through a purchase contract or a buyer/broker agreement without being bombarded with the importance of a home inspection before the close of escrow. The reason for such fervent prompting for an inspection is because buying a home is the most important purchase a person makes. It is much more important to understand that spending a few hundred dollars could save you thousands of dollars.

How could this save thousands of dollars? A home inspection is an evaluation of a home’s condition by a trained expert. A home inspection is a time for a qualified inspector to take an in-depth and impartial look at the property that is under contract. Expect the inspector to evaluate the physical condition of the home including structure, construction, and mechanical systems. They should identify items that should be repaired or replaced and estimate the remaining useful life of the major systems (such as electrical, plumbing, heating, and air conditioning,) equipment, structure and finishes.

Before hiring a home inspector, ask for a sample report. The report should be 20-50 pages long with color pictures showing the problematic areas of the home. Don’t hire an inspector that is partnered with a contractor. Again the inspector needs to be impartial. Ask how long the inspection should take. This will obviously differ by the size of the home but typically it should take two to three hours in order to do a thorough inspection. Make sure you can attend the home inspection. You will want the inspector to walk you through the house at the end of the inspection to point out the problem areas. Also see if they are certified and recommended before hiring.

The inspection should include structural elements, exterior evaluation, roof and attic, plumbing, systems and components, electrical, appliances, and the garage. The report will not point everything in the house, only the things that need to be fixed. Things that will pointed out are health and safety issues; roofs with a short life expectancy; furnace/AC malfunctions; foundation deficiencies; and/or moisture/drainage issues.

Once the inspection is complete, first pat yourself on the back, you are now more informed to fix problems and know if the home is a good investment. Next it is time to decide if you would like to move forward, request the seller to fix the problems, or cancel the escrow. It might be more advantageous to ask for the cash instead of asking for repairs because then you will know the work is done appropriately.

8 Tips on Earthquake Safety

La Verne, CA (Grassroots Newswire) 4/26/2011 --With the fairly recent earthquakes in Haiti, Chile, and Japan it a strong reminder that disaster really could strike at any time. This month also marks the 105th anniversary of the historic San Francisco earthquake of 1906. In lieu of these reminders, Dave Jones the Insurance Commissioner has called for California to “take a few precautionary steps, before it is too late.”

Recent data has shown that about 90 percent of homeowners and renters in California do not have earthquake insurance. This alarming number leads to believe there probably some other precautions that are not being taken.

Here are a few tips on earthquake preparedness:

  1. Make sure to review you insurance policies at least once a year to ensure they provide adequate coverage.
  2. If you do not have earthquake insurance, it may be something to consider if your home is an older home, on soft soil, or on a hill in other words susceptible to earthquake damage.
  3. Is the home retrofitted for earthquake safety?
  4. Water heaters should be braced to minimize the likelihood of fire or water damage during an earthquake
  5. Bolting your home to the foundation will keep it from sliding off during an earthquake
  6. Using childproof latches can keep cupboards closed during an earthquake keeping all contents inside.
  7. Fasten heavy objects to the walls such as mirrors, Tvs, or bookcases
  8. Gas appliances should have flexible attachments and family members should know how to turn them off.

New Trulia Report Provides Insight on Price Reductions

La Verne, CA (Grassroots Newswire) 4/25/2011 --Trulia.com just released a new tool on their site called “Home Offer Report,” providing education on the real estate market which helps the buyer when making offers or the seller when listing their home for sale.

The interactive map and quarterly report gives buyers and sellers confidence when dealing in the real estate market. It provides information on where the first reductions occur in a particular neighborhood and how much the reductions are.

Trulia.com reports over the past year, there was more than $24 billion in home seller reductions in the U.S. The average seller would reduce the list price after 79 days on the market by about 8 percent. A second reduction occurred 35 percent of the time.

On average the bigger U.S. cities have slightly different statistics. They wait only 62 days before making the first price reduction and only reduce the price by 7 percent. Of the sellers who made one price reduction, 42 percent will reduce their price again.

October is a great time to upgrade any current components in your home because the weather is changing. EXIT Realty Foothills also wants to communicate how important it is to be aware of the effectiveness of windows, heating and cooling systems, and ducts installations when buying a home.


Anyone paying energy bills wonders what they can do to cut the costs, but it is not always as simple as turning the lights off when walking out of a room. There are many culprits to that high energy bill that are not as easy to identify.


If you visit http://www.energystar.gov/, it will suggest a list of things to do to diagnosis you energy problem. Some of them are easy to do and some a bit more difficult. Listed in order of difficulty are the energy saving tips.


  • Make sure the water heater is set at 120 degrees

  • Check that light the bulbs most frequently used are ENERGY STAR CFL bulbs

  • Use Energy star’s “Home Improvement Tool.” By entering a years worth of energy bills, the tool will provide a list of customized suggestions to save on the next utility bills as well as provide an average of other homes in the area.

  • Have the home checked for air leaks and insulation problems; this could indicate that it is time for new windows or adding some insulation to the home.

  • It may be time to buy newer appliances. If that is the case, make sure the appliances are ENERGY STAR qualified.

  • There are programs that will help reduce bills, which some households may qualify for by calling the utility company. It is always a good idea to check.
