Brick, NJ (Grassroots Newswire) July 31, 2012 -- Recently, in an effort to educate and remain on the cutting edge of all aspects of the residential housing market, approximately 40 EXIT REALTY real estate brokerages committed to an intense two-day training event to become one of the leading area experts on the foreclosure and short sale crisis. As a collective group of real estate professionals, the Charfen Institute of Austin, TX, convened at a central New Jersey location.

The Charfen Institute is a leading force in the movement to solve the foreclosure crisis by providing education, resources and support to the real estate community.  Sales Associates and invited guests from all of the state’s EXIT Realty brokerages were in attendance.  Updates on Lender programs and protocol were taught and the attendees learned the correct procedures and skills needed to avoid foreclosures and successfully close Short Sale properties in shorter time periods.

Required Continuing Education credits were earned in addition to receiving the coveted Certified Distressed Property Expert (CDPE) designation.  The nation’s largest banks and servicers of residential mortgage loans look for Real Estate professionals holding this CDPE designation. This well attended event marked the first of several training events scheduled throughout the year.

Conway, Arkansas (Grassroots Newswire) 04/19/2012 -- BLAKE ROUSSEL, an agent with EXIT Natural State Realty, has earned the nationally recognized Short Sales and Foreclosures Resource Certification.  The National Association of REALTORS® (NAR) offers the SFR certification to REALTORS® interested in helping both buyers and sellers to navigate these complicated transactions, as the demand for professional expertise with distressed sales grows.

REALTORS® who have earned the SFR certification are well-equipped with the knowledge to help sellers maneuver the complexities of short sales, as well as help buyers pursue short sale and foreclosure opportunities.

The certification program includes training on how to qualify sellers for short sales, negotiate with lenders, protect buyers and limit risk.  It also provides resources to help REALTORS® stay current on national and state-specific information as the market for these distressed properties evolves.

What is a short sale?  A short sale is a transaction in which the lender agrees to accept less than the mortgage amount owed by the current homeowner. In some cases, the difference is forgiven by the lender, and in others the homeowner must make arrangements with the lender to settle the remainder of the debt.  According to NAR, “Since a short sale generally costs the lender less than a foreclosure, it can be a viable way for a lender to minimize its losses.  A short sale can also be the best option for homeowners who are ‘upside down’ on mortgages because a short sale may not hurt their credit history as much as a foreclosure.  As a result, homeowners may qualify for another mortgage sooner, once they get back on their feet financially.”

Foreclosures and short sales can offer opportunities for both home buyers and sellers; however it is extremely important in both circumstances to have the help of a real estate professional who has earned the SFR certification, giving him the tools and knowledge needed to maneuver the complexities of these types of sales.
