Greater Greenville Area Real Estate Market Overview

-- According to the GGAR, home sales in the Greater Greenville Area market were up 1.7% Median Sales Price compared to 2022, as of last month. 
 
"What this means for home sellers is Days on the Market have increased to an Average of 58, meaning a more stable selling market," said Mary Iacovelli, Broker of EXIT Realty Unlimited.  "And for homebuyers this means they have more time to think about the purchase and don't have to compete with a line of people in most cases."
 
Months Supply of Inventory was up 222.2 percent to 2.9 months, indicating that supply increased relative to demand. Monthly sales might have been even higher if not for limited inventory nationwide. At the current sales pace, there were just 2.6 months’ supply of existing homes at the beginning of March, far below the 4 – 6 months’ supply of a balanced market.

-- According to the Bright MLS, home sales in the Culpeper market were Down last month.

25 of the 41 sales in April were in the $200,000 to $400,000 price range which is in line with our areas median sales price. Additionally 11 sales were over $400,000.

-- According to the Bright MLS, home sales in the Culpeper market were UP last month.

Sales activity surged in Culpeper County this quarter. There were 217 sales in the County in the 3rd quarter, 42 more sales transactions than a year ago, representing a 24% jump. This is the largest sales growth in the County in more than 4 years.

Price growth in the Culpeper housing market continues to be consistent and strong. At $309,075, the 3rd quarter median sales price rose 7% from last year, a gain of more than $19,000. Sales prices have been trending up in the County for several years, a reflection of continued buyer demand in the local housing market and fewer active listings available.
